Adopting flexible planning approaches will allow us to optimize land use and accommodate new housing developments while staying within sustainable limits. The urgency of this issue is underscored by the rapid increase in market rents, which rose between 12-25% from 2021 to 2022, making housing affordability a growing concern nationwide.
Health concerns are another pressing issue tied to unsustainable urban planning practices. Many communities across Canada are suffering the effects of poor planning, with air pollution emerging as a significant public health challenge. The financial burden is considerable: the health impacts related to traffic-driven air pollution are estimated to cost CAD 12.78 billion annually. This staggering figure highlights the need for better planning strategies to ensure a healthier future for all Canadians.
Traditional urban planning processes also bring increased costs. The red tape and delays in the system force the government to make extra investments to meet housing needs. Recognizing this issue, the Canadian government launched the CAD 5.38 billion Housing Accelerator Fund in March 2023. This initiative aims to cut red tape and accelerate the creation of at least 100,000 new homes. By modernizing our approach to planning, we can build a more efficient, affordable, and healthier future for Canadians.
